This 5-story, 110-unit mixed-use development is situated on a vibrant site in downtown Milwaukie with views of the Willamette River and access to the light rail station just steps away. Four levels of housing provide a mix of studio, one- and two-bedroom units and rest above ground floor retail, a resident lobby and an interior mechanized parking garage with capacity for 74 vehicles. Community-centric amenities are plentiful and include an outdoor terrace overlooking the river, dog wash station, secure bicycle parking, retail spaces that spill out into the annual Milwaukie Farmers Market, a large-scale mural on the building’s south elevation and custom sculptures on the north side of the building by local artists. Cross-laminated timbers are featured throughout the building’s corridors creating a light, open and modern appeal.

Progress

R&H worked with Wood Mechanix on framing this 5-story mixed-use multifamily housing building, including the installation of cross-laminated timber or CLT. Panelized wall framing and the use of CLT in the building’s hallway corridors allows for a safer work environment, cleaner jobsite, increased jobsite productivity and weeks of time saved on the project’s schedule.

The team also took in innovative approach to installing the buildings 230+ windows, some of which weighed a whopping 450 lbs. Typically used for high-rise buildings or large glass curtain walls, the telehandler lifts the windows into place, eliminating the need for our crew members to manually lift each window. This process increases jobsite safety and helps make the installation process more efficient. Take a behind-the-scenes look at their technique in the video below!
