The Ella is a LEED-H Gold certified multifamily housing project which consists of 199 units in five stories of wood framing above a concrete podium and subgrade parking garage. The transit-oriented development provides ground floor retail, luxury urban finishes, custom steel balconies and offers amenities including a lounge, fitness center, large courtyard with fire pit, grill stations and water feature along with a rooftop terrace.
R&H utilized prefabricated panelized framing panels to expedite schedule, reduce onsite labor and limit waste which contributed to meeting the project’s sustainability goals. Early building occupancy of common area spaces and top floor units was achieved through close coordination with the City, accelerating the developer’s leasing efforts.
Due to proximity to the Willamette River and West Hills, the project site experienced groundwater conditions that flowed as individual streams that could not be captured by conventional dewatering wells. R&H implemented a perimeter foundation drainage system within the excavation and installed a robust shoring system to withstand the additional hydrostatic pressures. Critical path activities were able to continue while also maintaining a full basement waterproofing warranty for the client.
